Finding a Property
Finding the right home can be a daunting task, therefore Lets Go Professional will help you each step of the way in finding the rented property that best suits your needs. Our expert and qualified staff are always on hand to offer guidance and help whenever you need it (including weekends and evenings). Follow the simple steps below and find the right property for you.
Step 1 Property Search
Registering your details with Lets Go Professional will enable us to provide you with regular updates of new properties that meet your criteria. Our extensive database contains properties that are available to rent and of Prospective Tenants and their requirements. As soon as a property becomes available, our first action is to contact waiting Tenants on the database. Typically properties to rent become available about two months before occupancy date, so where possible it is advisable to start looking early.
Step 2 Viewing a Property
Having identified a potentially suitable property, we will arrange a viewing, accompanied by one of our staff, during which time we can answer any questions you have. We can arrange a viewing at times to suit you either during the day, evenings or weekends.
Step 3 Submit Application
When you have decided on a property, you will need to complete our application form. The application form will enable provisional booking of details concerning duration of tenancy, date of letting etc. A reservation deposit will be required along with proof of identification via a driving licence or passport. We will also require proof of your current address. Assuming the rental proceeds, this will be deducted from the Fees due before occupation. If we or the Landlord decline your application, your deposit will be refunded. It will however not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.
Step 4 References
We will take references on behalf of the Landlord. Normally these will include your employer, any former landlord and a character references. In addition a credit check will be undertaken. Where a Tenant is unable to meet the required income or credit checks, the Tenant may have a Guarantor agree to underwrite any rent liabilities.
Step 5 Moving In
Once your references and credit checks have been approved by Lets Go Professional and the Landlord a mutually convenient move in day is agreed. A Lets Go Professional employee will attend the move in day to ensure everything runs smoothly. A copy of the Inventory will be given to the Tenant to check and must be returned to Lets Go Professional within 5 working days of moving in. Lets Go Professional will also provide details of the Tenancy Deposit Scheme used within 7 working days of receipt of the deposit.
